Your Fall Preventive Maintenance Checklist

With winter just around the corner, now is the perfect time to perform preventive maintenance on your garage door system. Annual maintenance is the most effective way to keep your system running at full capacity. With just a few simple steps, you can extend the life of your garage door system and prevent an untimely breakdown during the cold months ahead. 

 

Inspect

First, do a visual inspection of your garage door. Look for signs of wear and rust as well as any parts that may be bent or damaged. Take note of these, and then open and close your garage door. Pay close attention to the areas you’ve identified. If a part of your system seems to be compromised, call in a pro to have it repaired or replaced.

 

Listen

Once you’ve visually inspected your system, open and close your garage door, listening to how it sounds. There is a common misconception that it is normal for garage door systems to be loud and clunky. In reality, your machine should work smoothly and with very little sound. If your garage door screeches, clanks, or thumps, don’t ignore it.

 

Lubricate

Use an appropriate lubricant on all moving parts of your garage door system. This includes your tracks, rollers, and springs. Properly lubricating your system will reduce friction, which in turn reduces the amount of wear and tear your door is subjected to.

 

Check

Examine the weather stripping around the frame of your garage door. This protective barrier will become especially important once the ice, snow, and wind show up this winter. Worn or cracked weather stripping should be replaced promptly to prevent moisture damage to your garage and its contents.

 

Repair

Finally, return to your list of problem items compiled during your visual inspection. Make any necessary repairs. including

  • Sealing cracks in the garage door
  • Tightening hardware
  • Replacing roller brackets
  • Adjusting photo eyes
  • Installing or supplementing door insulation

Never attempt to repair or replace your garage door system’s cables or springs on your own, as this can be incredibly dangerous.
